We have 1 cell company using our tower. They have been with us 7 yrs. We have been approached by someone wanting to broadcast a new radio station from our tower, a non- commercial, non-profit operation that proposes a minimal monthly payment for its use. They don't anticipate any interference with our tenant or they will shut down and correct the problem. What are the pros and cons of taking this on? Do we need to contact our tenant first? They will move their antennas lower if we have another cell company interest, but my concern is if someone views our tower, they will pass it up, assuming we don't have room for them.
We own the tower and surrounding land. The main tenant is not one of the large cell phone companies but a strong company in their state. We receive $700/month.
Our contract states that we will not grant a radio lease to any other party if such grant would in any way materially adversely affect or interfere with their equipment.
New tenant wants to put 6 horizontal antennas on the tower, starting about 10' below our tenant. They can only pay $200/month. They state that if there is any interference, they will correct it. They also will need a 20' transmission shelter, which they are willing to share if we get any other tenants on the tower. Our current tenant has a generator at the base of the tower.

What does your subleasing / co-location language say? Are you getting revenue share or do they need to sign a separate sublease?
