Approached by Verizon Wireless to Lease Ground Space on Existing Tower

We currently have a cell tower on our property with one carrier onboard, T-Mobile. The tower rent lease is now owned by SBA Communications, but we own the lease for the ground space. We have been approached by Verizon Wireless to co-locate and are currently negotiating ground rent. Our question is this, are you referring to rental rates of both tower and ground combined when you mention the following paragraph on your website:

"For example, we are currently (2014) negotiating deals with various carriers in different counties between $19,000 per year ($1,583/month) and $36,000 per year ($3,000/month), so it really comes down to supply and demand of properties, where a carrier can locate its base station equipment, tower and antennas."

Yes, those are quotes for sites that include ground and tower space. The value of the site is determined as to it's location (what will it cover), the availability of competing properties, zoning codes (can a carrier put up a site easily or not) and how the site fits within the existing network.

If there are no competing towers in the general area, zoning is pretty strict and the site is on a major road or busy area, you should have the upper hand in the negotiations.

The carriers tend to try and lowball landlords that do not have representation from industry experts. Give us a call as and we can help you evaluate your property.
