We have a building in the Bay Area where AT&T is enhancing their 4G coverage and upgrading to their LTE antennas. They came to us to get approved to perform the upgrade and we were wondering what it was worth? We are already receiving in excess of $2K monthly from them. Can we increase the lease value by $100-$200?
We need to see what they are trying to cover specific to your rooftop. Looks like AT&T is hitting the ground running following the failed merger with T-Mobile so they will want to get the deal done quickly. Don't be pressured by them. These upgrades can be worth a few hundred dollars depending on the site. Cell tower lease rates in the San Francisco Bay Area tend to be a bit higher than other markets, but depending on the carrier they will swear up and down that pricing is based on number of antennas, square feet, etc., which is NOT the case. Equally important are the rest of the terms in your lease. The AT&T agreements almost ALWAYS have language that needs to be tightened up and this may be your only opportunity to do it for the next 6 or 7 years, so price is important but it isn't everything.
