I was just told the there was never a lease agreement ever made with the previous home owner. So why can't they start one now? I'm wondering if it's worth consulting legal advice or would I be wasting my time and money?

Hi
Ask the seller if they sold the lease. Or get the real estate professional to do a tittle search on status of the lease. Sales on these leases are recorded normally.
If sold, your out of luck. If not sold, get your rent.
