I'm getting offers on my Verizon cell site lease (tower) for around 150k. My monthly rent is about $1100 w/ 3% annual. What can you do for me in the negotiation and decision process that I can't already do for myself? Also, how real are future revenue opportunities?
It is important for you to tell us where your Verizon cell site is. If you are truly in Washington DC, and are only getting $1,100 monthly from Verizon Wireless, it might indicate that you may not have negotiated the best deal for yourself when you negotiated this lease agreement.
Each site needs to be analyzed and take into consideration factors in establishing the actual value of a site. Other important information is:
1.) How much time is remaining in your current lease?
2.) What other options were also available site (i.e. competing sites) etc.
The offer you currently have is about average.
