Since they want to talk to you and have not just sent you "NOTICE" that they are going to add to the tower, you may have a chance at an increase or profit sharing.
I unfortunately don't get to share with ATT(LA CELLULAR since 1988,originally). They let Sprint put panels on the tower in 2001. I still get rent from Sprint for the land however.
The plus is that Sprint has a long term 30 year renewable lease, but ATT has only 4 years remaining. The tower will go to the highest bidder in four years.
Never go prepaid. Get the most escalator and monthly rent. You can always sell the lease at any time. Plus you get taxed. You can 1031 the lease later.
Just my opinion.

What does your contract say? Mine said they could add people on and we didn't get anything. However, if they need some ground space and you only allowed one building on your ground, they now have to talk to you and pay to use your ground. If you ever get to renegotiate, make sure you get something for every additional carrier they add on.
