Cell site lease rate

Land Lease has offered $500/month to put a 150ft monopole on my property in Victoria, TX. It's a 5 yr lease initial term with 5 yr renewals for 30 years. Is this a fair rate?

Thats only $6,000.00 a year, when they are making over $6 million a year off that tower. Yes I would trade for that.

That depends on what the definition of "is" is.
