Our neighbor has a cell tower on their residential property. It's an old lease agreement that is expiring and is up for renewal soon. It was a tough location for the cellular carrier to build and they had to get an easement from our Homeowner's Road Association and from us as they need to go through our property to run power and cables etc to the tower. Now they want to extend our easement agreement as well but we think the price they are offering is low. We told them to find another way around our land to get to the cell tower, and they told us they already have an alternate way to by-pass out property. They are only paying us about $400 monthly and this is an important site from what I can tell. Did we negotiate our way out of the deal? Does your company help with tower easement negotiations?
You wont be able to get as much compensation as you would for a regular ground lease, but it has value. As long as the price being asked is not too outrageous you should be able to increase the $400 to possibly double that amount if you have negotiating leverage. The carrier most likely doesn't want to find another way to the site.
