Had a cell tower builder recently approach me about leasing some land, approximately 100x100 ft to build a 200 ft cell tower, and they said the site was worth about $400/month to rent.
The site is in Montana about 80 miles from Billings along the main highway.
It was mentioned that another site was under consideration too, but I have the only access road to get to both sites, which I pointed out. So if they go with the other site, I asked how much an easement was worth and was told $50-250/month depending.
Now I don't want to get too tough to deal with but I also want to make sure I am being treated fairly.
Be sure to have a detailed contract about how they are to maintain that easement. A civil engineer on your side to support their massive heavy traffic is a must!
A tower that they can not get to is no tower at all.

Well they did say another site was under consideration too, but again, unless they want to build their own private bridge to cross a river to get to it, again I have the closest access to it, unless they want to come 6 miles through the hills the other way. But they would still have to cross some other property of mine to get to it too, even then.
So, is that is all this lease it worth, even being land locked so to speak?

We've seen several horrible offers from yellow bellied low life blood sucking tower developers in Montana recently. If they have a nearby property that they can lease very cheaply then they won't pay you more than $400 or $500 on a rural site.
