Cell tower lease rates Nova Scotia

We own the property and we also own the 200 foot tower situated on it. Our biggest tenant is Bell. Currently they have two pinwheels on our tower with a total of 12 antennas on them. Bell is looking to put another antenna on and they would like to negotiate an early renewal with us. The current lease is not over until March 2019 and currently they are paying us $18,000 per year. Is this reasonable or should we be looking to amend this lease?

Always look to negotiate better terms

They aren't going anywhere and you won't be hurting their feelings if you tell them you want to negotiate revised terms.

We have to look at the lease and the tower location to determine fair market value etc.
