Cell tower lease renewal

I need to know if I can get help in getting a new contract in place when my current 30 year lease ends in 2016. I have already been contacted by ATT and it was explained to me that to reach a new agreement required several years to get a contract established. My concern is the rental amount. Since I signed the contract 27 years ago, the amount of compensation from rental has not even doubled. The orginal contract hss been bought out out by 2 companies since the orginal cell company, with the current and final company being ATT. I feel I have been grossly underpaid with no recourse since the the orginal contract stipulats that any new company buying out the lease can continue with the existing lease and thus change the name of the leasor in the contract and the contract continues as-is. Every time the cell company name changed no new contract has been issued. In 2016 the contract comes to an end and I will needing some serious help to put the ball in my court.
FYI The tower on my land sits upon land that is, according to evelation maps, the highest land in the county with a signal range from 50 to almost 100 miles as relayed to me by one of the engineers. Not bad for a tower that's only 185 feet tall.
