cell tower value

i am about to buy a building that has a cell tower on the roof. the landlord is including the income of the tower with the income from the units of the building, thus increasing the net operating income. i have a few questions.
1. is that the way it should be done?
2. should i value the cell tower seperatly?
3. if yes. how do i do that?
4. can a company remove the tower at any point?

You need to see the leases. Most carriers have loopholes where thy can cancel at any time. Also we would need to know who the carrier is to give you the proper advice. Call us for a free consultation.
