Draft Lease says that AT will, in its sole discretion, have the right, without prior notice, to collocate other parties on the tower. How would i be able to insure I as the landlord, receive a percentage of any subleases that AT enters into with other providers?
Tell them you want a part of any collocation. It makes me sick to know AT&T was just added to our tower but we get nothing as that was how it was written up 17 years ago when we were naïve. They make millions to billions, we get nothing. There is a risk, but it doesn't hurt to ask.

What is stopping American Tower from taking the deal to the guy across the street for the identical rent or $50 less per month and NO revenue sharing? Are they committed to your property? Do you have a set of architectural plans in hand or are you negotiating yourself into a corner?

Delete their terms, and add that they have to get permission and negotiate compensation/rent for any new tenants.
