How can one determine what a good rental price for a communication tower lease would be in the San Francisco area? We have a cellular tower that has Verizon and Cingular (AT&T) and in addition there are multiple services that have their whip antennas and microwave dishes mounted. It's loaded to capacity we think, because we are at a higher elevation and they want to curtail to many of these being built. The tower is controlled by a large tower management company and we tend to believe that we are getting far less than what the true value of the tower is. We are in the final 5 year renewal of our lease and they have been trying to get us to extend or accept a buyout.
You need to ask for more money and get a percentage of any further add on. Also get a 3% increase yearly on the lease.
Get professional help to know what is reasonable to ask for. They need you but will try to pay you as little as possible. Don't let them get away with it.
