I am wondering what the going rate is for allowing a company (Cricket) to install an antenna on our church's steeple. How much should we ask for. They are offering us 18K per year with a 2% increase each year for 5yrs.
Congratulations on this opportunity. Having a cellular tower installed on site is a great way for a church to receive a boost in monthly revenues.
In the past, working with many churches, we have found that there are a few things to take into account while moving forward. Because you are a very public site, a majority of people will be detracted from seeing cellular towers outside their church. Also, city officials may try to prohibit the construction plans from passing due to the visual pollution that cell towers cause.
A solution to both of these problems is to conceal your towers with a RF-friendly RFTC Concealment. Peabody Concealment has dealt with many churches throughout the history of our company. Having a concealment around your towers will not detract from the signal strength (we are approved with all major and smaller carriers) and will hide the towers from the public, many will never know that there are towers even there.

Floyd if Cricket is paying you $1,500 monthly for a cell site on your church's steeple that is not below fair market value in Philadelphia. There may be some wiggle room in the price. We need to see what other options are available to the carrier that wold work just as well for less money. However, to really maximize the value of the lease for the church the terms of the cellular lease need to be tightened up in several of the paragraphs.
What the Cricket Wireless site acquisition leasing rep wants to hear is "we can get this lease done before the end of the quarter" -- they get paid on a bonus so they really need to see a redline copy of your comments this week to make that happen.
We can turn the lease around for you in 1-2 days. Let's talk on Monday.
