I purchased a 9000 sq foot building on 1 acre for my karate school in a highly populated Phoenix, AZ. The landowner 2 sales back had sold the rights to the tower to Monarch/SBA for $100K in 2007. Obviously, we receive nothing due to the previous owner's sale. Now, 2 years later Dish wants on the tower and there is not enough electrical power so they want an easement agreement to lay new lines to the tower approximately 8 feet x 300 feet,so Dish plus perhaps 1 -2 more carriers can be on this tower if we offer the easement. The Dish guys are trying to negotiate either $7500 + $500/mo or cashout of $30K if we allow them to do this on our property. We feel 1) that we should be negotiating with SBA; not Dish and 2) that this doubles the value of the cell tower for SBA so my estimate is we should receive either $1000 per month or a cash deal of $100K or more. - Michelle L.
