Easement with U.S. Cellular for Cell Tower

My sister owns a commercial property in a midwestern city where they found out that U.S. Cellular appears to have crossed her parcel in order to reach a neighboring piece of commercial property where there has been a cell tower for several years. Should their attorney be negotiating a one-time payment for this easement or could they get at least $100 a month for this access? They could really use the additional income to help reduce their overhead but no one seems to know what this is truly worth.

Cell tower easement with US Cellular

You need to figure out if US Cellular has any other way of accessing the cell tower property other than through that specific property. If not you are in a good position to negotiate with them. I would not accept a one time payment.
