I went through a very long process of renewing a 10 yr lease a few years ago. Ever since, I get bombarded with requests or threats by different companies supposedly representing the carrier to renegotiate the lease to a lesser rent (using t-mob/sprint merger as excuse). Simultaneously, I get requests to expand which would trigger rent increase! What is legit and how do you know? I just keep ignoring which seems to be the working strategy but for how long? What is going on here? Any advice much appreciated!

It's hard to differentiate from what constitutes a viable offer and what is smoke and mirrors. This is partially due to the fact that many in the lease buyout industry are not knowledgeable enough about the wireless industry, they were lousy stock brokers and now they are lousy telecom consultants.
Best thing is to take a look at your specific location and to look at the lease and then look at their latest proposal to make a determination.
