Extension of existing lease

Do you offer appraisal services for cell sites? Our lease is with American Tower, written in 1986 for 20 years with 2 10 year extensions, where we could only negotiate the lease amount. We have been contacted for a Modification of Lease, offered a signing bonus and offered to go from 97 acres under lease to 2 acres.
We have a second lease with FAA, which expired on September 30, 2016. They are still paying the last amount, keep saying they are coming up with new lease, but nothing yet.
How do you charge for your services for appraisal. We have our own attorney, which the majority owner wants to keep.
