getting paid to allow a carrier to dig and add lines on my property

SBA towers paid out a lump sum to the previous land owner , now I own the property that the tower is on and Sprint just contacted me to get approval to run some new wires from the road out to the tower and offered me $2,500 bucks . How do I find out what they would really pay if I don't just cave in and take the $2,500?

I think their offer is laughable. Not sure if you can get a monthly payment for this though.

So I will conclude you have no monthly payments coming in.
Today this is what I do and have on my property.
On my towers I never accept a lump sum payment. I negotiate a monthly payment for anything a carrier may want. (Since 1988, it adds up.)
Why?
Because income is what everyone looks for, from banks to LEASE BUYERS, .etc. How much cash do you need to have in a bank to give you $100.00 per month of income?? If you can get up to 1% (liquid account,100% taxable) a year interest, that would mean you would need $12,000 in the account.
I have two carriers who pay monthly in a very high density area in Los Angeles and have been offered very close to a million dollars for my position/leases. About 7 years ago I was offered $85,000.
If Sprint has sent you the plans of what they want to do, then they are probably pretty much ready to start. Remember they just got over 20 billion form Softbank Japan, they are looking to expand their market share.
So whats it worth, this is where you may want to consult the Tower Genius guys. I have had contact with them. They are on the land owners side and very wireless savvy of today's wireless needs.
