How do I know if T-Mobile is subleasing our tower?

I have a concern that T-Mobile may be subleasing our tower to other carriers. It is in our contract that 50% of proceeds from subleasing must come to us. How do I determine if they are subleasing? Thank you. They swapped out four antennas four years ago and I think they may be sub leasing as they added additional cable lines to each.

Good question, but doubtful. It is common for cellular carriers to swap out antennas and equipment. Without knowing what your cell site lease agreement says, your cellular tenants are generally able to add and upgrade their own equipment within their designated footprint.
Go to your building department and see if any approvals were given at your address to additional carriers. It's regulated by federal law so if there is a collocating carrier on your Premises it is kept on file and public information. Additionally, there is a memorandum of lease recorded at your county public land records department for your cellular lease and any other collocating tenants showing that a lease is attached to the property.
If all else fails take some pictures of the equipment cabinets. If it says Verizon or Sprint, etc, then there is a problem.
