Several years ago I bought property that has a cell tower. SBT owns the tower and they pay me $484.00 per month. We have a 5 year lease that has been renewed once or twice. They are actually leasing ten acres. The ten acres is a mixed tree plantation in rural western Arkansas. The tower is near highway 71 about 5 miles south of Waldron, AR in Scott County. I am tossing this info out to see if you think the rate is fair. Thanks, Nathan

Nathan, the good thing is that it can't go much lower.
What carriers are on the tower? Is it a single carrier site or a multi carrier site?
How much time on the back end of the lease until it expires?
Does the rent escalate annually, every term, or at all?
Ten acres, that's what happens when you have lazy tower companies who aren't willing to provide a proper survey. The size of the leased area needs to be reduced. Often times when there is a guyed wire tower they identify the entire parcel which is overkill.
