The company that has contacted me is "XYZ" LLC. The consultant is "John Doe".
My question is this a legitimate company? I checked the business and find no company listed. I am interested but I want to be able to validate the legitimacy of this business.

Teresa, your question is a valid one. We "edited" your question so we should not embarrass the actual firm that contacted you.
This may come as a surprise, but even site acquisition firms working in places like New York City are often small 1-2 person companies that do not even have a real website or use Gmail or Yahoo email addresses. The large carriers hire major subcontractors, who turn around and sub the work out to subs of subs.
The real estate acquisition that contacted you is most likely working for a company that has a contract with a larger subcontractor. Just use common sense. Do not give out any personal information. And don't sign their term sheet.
