Impact on sale of property

by Joe
(Tucson, AZ)

I own an office building. If I sign a lease to allow for the construction of a cell tower in the corner of the parking lot, what are the impacts on the sale of the building in the future? Obviously, the lease income would be a plus, but are there any negative factors?

Are you giving up parking space?

Are you blocking the view for your tenants?

If you sell the building and you have not sold the rental revenue stream, the building can be more attractive to potential buyers as opposed to selling it with a tower that has no financial benefit where the lease has been sold, yet has all the headaches that go along with technicians accessing your property on a regular basis.
