interested in a verizon lease agreement

I want to know the pro's and con's in allowing a tower to be on my property. I have approximately 5 acres of land and I project to continue to only use 1/4 of it for another 7-10 years. What ball park rates are being offered? I live near Cut-N-Shoot, TX. (The name pretty much says it all) its in a very rural area between Cleveland,TX and Conroe, TX.

OK, maybe 1 in a 1000 chance of getting a Verizon Wireless cell tower on your property.

Pros of a Verizon cell tower lease...
Or any cell tower lease..

Pros:
- Monthly cash flow for the next 25 years +
- Improved quality of life
- Enhanced wireless coverage

Cons:
- Low-balling site acquisition consultants
- blood sucking and sluggish carrier attorneys
- rent reduction consultants based in San Diego
