Vince, every site's value is specific to that location. It could be a good deal, and there also could potentially be plenty of room still in the deal. A 20-year lease is much better than a 25 year deal because you get up to bat sooner and can negotiated sooner. The lease needs to be structured properly. Verizon leases usually have about a dozen adjustments that need to be made to make them fair enough to sign for our customers.
Now... regarding electromagnetic "radiation". Verizon and the carriers generally do not like the R-Word. It is kind of taboo in the industry.
I am probably biased in this regards since I am pro-tower. I know that government always tells the truth to its citizens, but as far as RF emissions, these sites operate at such low levels of output that you'd have to wait about 10 years in front of a cell site to have it boil an egg. This is a non-issue as far as I'm concerned.
