I was approached today to consider leasing a portion of my property in Winston - Salem, NC. What type of rental income should I expect? The carrier is AT&T.

AT&T will pay you as little as they can, it's the American Way.

Realistically the cell site can be worth between $500 and $2,000 but we have no idea of the actual value without looking at the specific location. What other choices does AT&T have to locate the tower? What level of difficulty is involved in getting a tower at your property, etc.?

Are they talking to your neighbors?

Are there topography issues? Tough or easy zoning?
