lease agreement

I have renegotiated our tower lease and ready to put the terms and conditions to paper. The company sent us a lease that is totally one sided and does not include the negotiated points of importance.
Do you have a lease agreement form that is at least fair to both parties I can start with and amend as needed per our site and terms?
