We were just contacted by optima as possible lease of our land for a tower site. We are located in Dickson TN in a rural area. What would the lease approximately be? Since we have a farm, we don't want to lose our land to this tower if it will affect our quality of life on the farm.
Anonymous is 100% correct. In some markets carriers try to intentionally tie up as much land as possible. While they only require a max of 100' x 100' they have taken up to 7 acres for a site in Texas. You also need to state that any right of way or easement provided for in the lease is non-exclusive or it could hurt rentals to third parties in the future.

A cell tower compound does not take that much room and should not affect the rest of your land. I have a large tower on my land and the compound is 100x100. That is all they need. You will need help in getting the fair lease rate for your land and help with reading the contract they offer you and making sure they don't try to add items that only benefit them. They will want to pay you as little as possible. Get help.
