I own the land, a cell company is paying me rent (first payment due later this month) they have approached me on a buyout of the lease. What is a reasonable term so that I can perform a present value calculation on the rents? They have offered me a number that has a present value that approaches a break even of 17 years. Is this a fair calculation from them? I am not trying to be greedy, but also do not want to be taken advantage of.
There are many factors that go into calculating the buyout value of a particular site. While the rate you are quoting sounds like it is a decent deal you might be leaving some money on the table. There are also some other factors you need to contemplate before granting a perpetual easement on your property.
