Im a landlord renting a 75 square meters (.01085 acres) for a small monopole antenna. The contract states that if needed, they can use up to 300 square meters (0.074 acres). If they were to use the 300 meters rent would increase per the terms in the lease. The contract is for 5 years to be renewed for five terms (25 years total. First 5 year term just finished. Attached is a copy of the contract. The antenna is owned by American Towers. I have two offers to buyout the lease. One from American Towers, the other from "Leasdvisors". My question would be how much is the lease value?
The value depends on a few factors.... by: Steve (Tower Genius)
Victor, Buyouts are tricky and in many cases these offers are not "apples to apples" comparisons. The value is usually determined by a multiple of yearly rate received. The multiple is determined by a handful of factors. Call us to discuss and answer a few questions, as our staff has a successful track record of getting the best price for people looking to sell their easements. Our initial contact is free.
