I'm talking to a Verizon cell phone tower leasing company about placing a tower on our property. But they only offered me $800 per month. What's it really worth?

Is Verizon's $800 per month offer fair? Maybe yes, maybe no, but probably no. We need very specific information about the site's location, terrain, zoning, other competing sites and some additional information to determine value.
Just today we saw a major wireless carrier (we won't mention their name) try to force feed a landlord a $500 /month rent not too far away from Sacramento for a ground lease. The ground lease is easily worth $1,000 at this location. They are hoping that the landlord caves in to their demands.
It only costs Verizon less than $10 per month to carry the cost of your voice and data plan subscription. So let's say you're paying about $200 per month for a family plan. $30 covers all of VZ's costs. Everything else is gravy. I think they can afford to pay.
Just remember when they start crying poverty, they are usually full of the stuff on the bottom of my sneaker.
