Hello I have been contacted for building a tower site on my northern Colorado property 50'X 50' & offered $750 per month or $110,895.00 I am wanting to know if this rate quote is low or fair thank you very much.
Was approached by a cell tower company that was not offering any type of increases in rental amount during the entire duration of the lease. Is this typical?

I was contacted recently about renting my land to a cell tower company but the offer of $500 was too low and they wanted me to sign a 50 year lease. i told them forget it. But now I think they are going to put the cell tower on my neighbors property.

When asking "what is my cell tower location worth" you need to be a lot more specific and provide more information or else we can't determine value. Sure we can guess, but you want to make sure you are not leaving money on the table.
Assume the initial price they gave you isn't the best.
Let's say your location is worth $1,500 per month, because you know a guy that has a cell tower who is getting the same amount, but you have a neighboring property owners that is willing to lease space for $650, you can almost be certain you won't get $1,500.
Remember many of the site acquisition consultants who own their own businesses are highly incentivized to get you locked into a bad deal and bring in the lease as cheaply as possible.
If they tell you otherwise their either assume you are stupid or they are lying to you.
If you ask a telecom carrier to provide you with cell tower rent rates, they will often tell you the cell tower lease rate is based on a square foot basis. Or, they may tell you cell tower rents are determined or based on the number of antennas they deploy. This is simply not true.
They might even go as far as giving you a list of "comps" where they will give a bunch of locations in your county where they are paying $500 or $600 per month and expect you to sign on the dotted line.
If you ask a cell tower developer how cell tower lease rental prices are determined they may tell you it is based on a range for the area. Or they may give you a list of a dozen tower they have in the state to convince you of the "comps".

There is a difference between how cell sites and cell towers that are direct carrier leases, such as Verizon leases, T-Mobile leases, AT&T leases, Sprint lease rental values are structured, or how American Tower, Crown Castle, SBA, or small er up and coming tower companies like ATLAS Towers determine site values.
Then there is Tillman Infrastructure. That is a whole other can of worms.
When valuing a cell tower site we take into consideration the location, zoning, topography, size of parcel, availability of alternate locations and a dozen other items.
