NYC is a tough market but one we know very well since we were responsible for building it since the inception of cell phones. Many factors are taken into consideration regarding price on any site but the largest factor is competition. If you have sites that are pretty equal from a coverage standpoint, and you have competing sites that will take less money for a cell tower lease.... then your site is not as valuable. Here are the factors that wireless carriers look at:
1) Does the cell site meet the needs of the Radio Engineering department?
2) What are the zoning issues involved in the site?
3) What are the construction issues and cost involved in the site.
4) Are their any competitors that are equal from the three standpoints above or is this cellular site the only game in town?
5) How quickly can they get the deal done (site acquisition consultants want to get paid)?
6) How important is the site... is it a capacity cell site, a coverage cell site or both?
7) Are you covering an important roadway or the offices of a specific client?
You are correct, Chicago and San Francisco are the largest cities in the United States that are most similar to NYC in terms of leasing values. Other cities similar to NYC are LA, Washington D.C. and Boston.
Yes we do provide cell tower lease auditing/valuation consulting services to municipalities or agencies with large cellular carrier lease portfolios. The best way to do this is to evaluate each site individually to see if there is a competing site nearby or if you have something unique. We can also evaluate what the RF Engineers are trying to cover since we locate all their existing sites currently in the area. If a site is not properly evaluated you run the risk of losing the site or even having them sign a high paying lease now so they can establish coverage, only to have them terminate the lease a few years down the road as they develop more sites in the area and need this site less.
