Lease rates for LeFlore County, in Southeastern Oklahoma

We have been approached about putting a tower on our hill here in LeFlore Co., Oklahoma. Because this is not a heavily populated area I would assume the lease amount would not to as high as some I have seen on the net. How do I know if the lease offered is not ripping me off?

Be Cautious of Visual Pollution by: Peabody Concealment
Increased cellular reception strength and new revenue stream generated by tower siting always takes the early spotlight in these deals.
One thing to be cautious of is having to look out at a unsightly tower for years to come. At first it may not detract from the environment or be bothersome, but years later the visual pollution of having an exposed tower will come to light.
