Lease Tower Rate

Considering a ground cell tower lease. I have been given an offer which i believe may be the fair market value but i was also given an option of a flat fee (lower than the offer) but with 12 months of due diligence. Not sure if that's a good idea. Please advice.

This question is like a riddle inside an enigma.

You don't need to be cryptic here, nobody knows who you are.

Is it a cell tower developer or a carrier proposing the tower? Check to see who the Lessee is. Developer deals and carrier deals need to be approached differently.

What do you know about the land?

Topography?

Competing sites?

Access to utilities?

Zoned Industrial? Commercial? Agricultural? Residential?

Urban? Suburban? Rural?

Wireless Ordinance?

Setbacks?

Size of parcel or Acreage?

What do you base your belief of what fair market value is?
