I have a ranch in Wyoming. Verizon would like to put a tower on my land. I am in agreement with the details of the lease, yet there is not a location that is in the contract. I don't want this tower in my back yard--a location that would prohibit me from signing the lease. Is there language I can use to sign the lease, but making the lease contingent upon my approval of the location of the tower?

Yes... before you sign any lease you should make sure that Verizon has given you an exhibit that indicates exactly where they are going to locate on your property. You also need to tighten up language in the lease that, if left as is, would allow them more freedoms on your property than you would want to grant them. Do not sign this until you have had an expert review it. Tower companies get away with whatever they can and don't care about you. You have to have an expert look at this lease or you could be leaving thousands of dollars on the table. this is a long term lease. I wish I had help when we signed 17 years ago, but we didn't know anything back then. We know now what you have to watch for. Good luck negotiating.

Hi
I have had a tower on my property with two carriers since 1988. It is located in a very busy intersection of Fwys in Los Angeles.
The location of the towers are in my parking lot, which is adjacent to the Fwys. They take about 8 parking spots of my rental building.
Next door to me is a vacant lot that has antique plumbing and building supplies on it. Much larger lot with much more room.
But they came to me. I even countered the original offer by 100%. They still went with me.
I would guess that the technicians seek the best location for the best coverage for the area.
