I am the Trustee for land in which Verizon has erected a cell tower (Williamsburg, VA). The lease is for 20 years and will be up in 2020. I would like to know what the going rate for leasing a tower in the Williamsburg, VA area. I am not interested in breaking the current lease; I am just preparing for the negotiations for a new lease.

We would need some more info to give you the fair market rate for your site. Other consultants will try to value it by a square foot pricing matrix but that is not how this works. We would need to see what this site is doing for their network to properly value the site and to give you guidance..
