I have been doing a lot of research on mini cell towers as a lease agent. I was recently approached to start setting up leases for mini towers across NYS. I am a NYS licensed real estate broker and have a massive data base of clients that fit the scenerio for mini towers. Just curious if this might be a legit business venture to get into. Any information you can share is greatly appreciated. Thank you
We generally advise landlords not to take the low ball offers that carriers are offering on these micro-cells. It's just not worth the hassle for the scraps they are offering landlords. Of course, the carriers know that some landlords are desperate and will take these low rents.
For example, Verizon who pays about $2,500/month for a full macro site in Queens NYC has walked away from several small cells where they refused to pay more than $600/month. If they can find some pushover who takes the low rent, that's where they are going. Some business model...
