I currently have a cell tower with 3 carriers on the tower. I believe they are T Mobil, ATT, and Sprint. My lease is coming up and the company has offered us $200,000 dollars up front to sign a 20 year deal at the current rate. We are currently getting $2,000 per month. Please advise.

The monthly rate is so low. You should be doing at least double that. And the buyout is an insult. This is why people need expert advice like this site provides.
These companies are always trying to rip people off...it makes me sick.

Is your tower owned by a cell tower management company or is one of the carriers offering you the lump sum payment for the cellular lease?
I'd really need to take a look at the cell carrier lease agreement(s)you have and see what your rights are, find out if you control the ground space, etc.
If you take the cash up front for the lease you are giving up a LOT on the back-end. I will have one of my colleagues reach out via email today or tomorrow.
