My land is in a rural area of northwestern Minnesota. and while the population for about 6 months of the year is fairly low, the area swells to tens of thousands of people in the summer months. The company offered me prior to seeing the land $5000.00 per year and once visiting the site, they have increased it to $7500.00 per year or $650.00 per month. They have now provided me with a Land Lease Agreement stating all of terms and conditions.
How can I know the fair price for this 190 foot tower and what should I expect to receive in additional payments based on Co-location activity with other carriers. I would prefer not to hire an attorney due to a possible lack of knowledge by the attorney and I would like to avoid back and forth if I should agree to the tower on my land.
Blaine, $650 per month is not great, but better than the next door neighbor getting the tower. Get them to provide you with a site plan or tower survey before you discuss any business terms like co-location or revenue share. Make sure they have skin in the game first. Don't set the hook until they have shown you that they are sufficiently committed. If they push back and don't oblige, then they would have given you a low rent price any way and can probably go to your neighbor for the same price or less.
