Offer to buy cell site lease with perpetual easement and revenue split

We own a rooftop in the San Francisco bay Area and there are 2 wireless phone companies who have antennas on our rooftop. We receive just over $4,000 per month total on both leases. we were approached by a company who wants to buy the leases perpetually or forever as it sounds but they would be willing to split 50% of any future carrier revenue if we are able to get more carriers up there. We were offered $415K. Is this a good deal?

Thanks Paul, our cell tower consultants are meat eaters, so to speak, while some of the competing wireless industry consulting firms are more the free-range, cage-free organic vegan types.

Sounds like a Unison offer to me!! Yeah, but aren't the carriers a bit apprehensive about having a company like Unison become their landlord? I think if they find out that a major wireless lease buyout company like Unison has an interest on the site they might try to locate their antennas on other buildings where they won't end up paying as much.

It's not a bad offer, not a good offer. Just kind of vanilla if you ask me but the sales representative is making a nice commission. What are your future plans for the building? Also, why would you want to give them half of any future revenue? That's a lot of money. Call us to discuss.
