Wireless carriers used to be regional companies with a personal touch. You knew the real estate manager that you negotiated your cell tower lease with and you could go back totem if you ever had a problem with your cell tower agreement. The carriers have since sold of their cell tower portfolios to the large cell tower management firm that are huge multi-national corporations and you are no longer a cell tower landlord with a face, you are a business unit number.

You hit the nail right on the head!

They aren't interested in helping land owners

From their website to the call answering, it is obvious they are interested only in making money
every second they are in contact with you....not in
helping you as a land owner in a good location
make a deal beneficial to you.

They put me off from the start.

Crown or AT&T contracts...

David... generally you will have a better chance of negotiating a higher lease rate with a carrier as opposed to a tower company as a carrier is not limited to generating revenue on a tower to vertical real estate only, but they sell voice and data plans and can bill minutes.

With that being said, in California and other places, I've seen AT&T sites that pay $500 or less monthly, I've seen AT&T towers that pay $1,500 and $2,000 and $3,600 and $6,000+ per month.

I know of Crown sites that pay $500 and I often speak with crown landlords who have towers generating over $5K monthly.

It's all based on carrier demand for coverage and the availability of alternative sites to locate on, which can be limited by terrain, zoning ordinances, wetlands, other property owners, historical sites etc...

Crown and American Tower are now both building towers for AT&T all over the USA, this way AT&T is not absorbing the up front construction costs. Yes, this makes it increasingly difficult for property owners to maximize their revenues, and is why you should seek out a professional.

How is Tower Genius independent from carriers?

We don't do any work for the carriers or the tower companies anywhere whatsoever, so we have no conflicts of interest with any of them. There are others on our side of the business who claim to be independent but have their hands out looking for work.
