We have just been contacted by a site acquisition agent that our property has been approved for construction of a cell tower. We will be completing the lease agreement soon. How does this affect our property taxes? Also what are other items should be considered before signing the agreement?
I called our OK county tax person and they told me that the cell tower taxes would be sent to the cell provider and not me. I assumed that this could only happen if I recorded the short version of the contract. I plan on doing just that.

Great news that your property was selected for a cell tower! Most carriers and tower companies already include tax language stating they will pay for all tax increases attributed to the telecommunications improvement on Premise as long as you notify them in a timely manner. However, the language is still slanted in favor of the carriers and gives them wiggle room where they can contest an assessment, and you don't want to end up floating them an interest free loan for a year.
Tax language is one of a dozen items in a lease that need to be tightened up -- especially in an AT&T lease agreement.
