Is 750.00 per month with 10% escalator every 5 years and a total term of 40 years a fair price in rural southeast Kansas?

10% escalator every 5 years... Nope.

Total term of 40 years... No way.

Is it a fair price in rural southeast Kansas?

If the carrier or tower company can find a location nearby and a property owner willing to agree to worse or equally bad terms then you will end up losing the revenue and looking at the tower. Unfortunately on the very rural sites there isn't a whole lot you can do other than say "no thanks" to them.
