We leaseded our site back in 1999. Currently recieving 988.57/month. Never got any extra rent from the 3-4 additional venders they put on the tower. They have a 4G in place now and was wondering if there is a possible way to renegotiate with a retro-active clause.
You can't go back and "recover" rent unless you have a DeLorean time machine equipped with a flux capacitor and hit 88 miles per hour...
Sounds like the rent only included whatever the anchor tenant was paying and did not provide for any subleasing revenue for co-locating additional carriers. The best way to address this is to fix the lease and make sue that you a are receiving fair market value when it's time to extend and amend the lease.
What was the length of the original lease signed in 1999? Was it a 25 year deal or longer? If you only have 9 or 10 years remaining, you are in a good place since you have a loaded tower.
