We have two towers currently located on our property in Mylor, South Australia. One with Telstra, the other with Optus, who recently upgraded and sub let to Vodafone.
Optus reps are attending tomorrow to view their tower with consideration to erecting another tower.
What rents should we be considering. Our property is the highest point around. Maybe we should be considering owning the tower ourselves and leasing the lot?

Sorry, I am not familiar with rates down under. However if you have the best location, that's a big plus. Typically developers own the tower and they may sell it to a larger management firm who subleases to other carrier and they have a lease with you. With all that activity on you land, it's clearly the preferred location. I've found that if you say "No" to them enough times, the rents offered will start to increase to fair market value -- wherever that may be at your location.
