Responding to first offer to place tower on my property

I have been approached about putting a Com tower on my undeveloped property in Tarrant, Alabama, which is in Jefferson County, the state’s most populous county (662,000), located about 7 miles from Birmingham center just off and with immediate access to 4-lane Highway 79 (Pinson Valley Pkwy).
The rep said they want to lease a small area (100’ x 100’) of the 10 acres I own, and it could be at the very corner at top of hill, for $700 a month for 30 or 35 years with increases every 5 years. They say they need an easement with access in and out to build and maintain.
My attorney knows little about this type of lease, but brought up liability concerns, possible tax increases as property becomes income-producing, code and permitting issues, decrease in over all property value, etc. And I know nothing about local lease values.
1. What would you charge to review the proposal this company sends me and make recommendations?
2. What would you charge to negotiate the contract entirely? My attorney suggests a knowledgeable third party may be able to do so more advantageously in this instance.
