What is a common rent for the spaces on a tower in a medium sized community? Also, what are some of the common arrangements for revenue sharing? I've seen 1/3 to 1/2.... Thank you for any input!
Sure Nextel obviously sold their lease but we need to see the actual document to see how it is phrased to give you proper guidance.

Single carrier contract by: Anonymous
I have a pre 2000 Nextel Tower contract which requires the Lessee to assign and transfer all interests in the lease upon Assignment, License, or Sublet. Any deviation requires an Amendment signed by both parties. The lease was sold to a tower company that wants to co-locate. Any suggestions?

Anonymous... if you are dealing with a "Tower Company" your rates are way off because a tower company like American Tower, Global Tower Partners, SBA Sites or Crown Castle, will usually never pay $1,900 per month per carrier on a water tank. They will want to control the entire Premise and sublease to tenants like AT&T and Verizon Wireless, etc.
Since you are a municipality you should ask for CPI with the coming inflation, however there is a bunch of telecom legalese that also needs to be included and they will likely push back on your request -- ergo we can help you because we speak their language and cut through their BS.
We have successfully maximized the revenue for many municipal cell tower deals -- and even some of the big cities and federal agencies look to us for guidance in these matters... and did I mention that our rates are ridiculously affordable?

We are dealing with a tower company. We value the investment in the infrastructure but don't want to get too little $.
On average, I've found that around $1,900 is what most tower/water tank owners are getting for each antenna space. Does that sound right?
Are there any standards with respect to what percent and any increase in that for revenue sharing?

Thanks for the question. Without disclosing your location to the rest of the world, it's safe to say your municipality is a high-end year round resort community that gets a lot of traffic especially during golf and beach season. It would be sad to see one of the CEO's from Verizon or AT&T drop a call because they weren't willing to pay fair market value on your towers.
Are you dealing with a tower company like American Tower, Crown, SBA or GTP or are you dealing directly wit a major carrier?
We recently squeezed a wireless carrier in South Carolina for 100% of revenue share for a client because we know that from a zoning and RF perspective they had no other choices in the area.
The problem is that most town attorneys don't speak Telecom. Call us and we'd be glad to help.
