We have three wireless carriers on our rooftop. We've been presented for rooftop buyouts for our AT&T, T-mobile and Verizon Wireless cell tower leases. We are in a very populated high traffic area in the New York City metropolitan area. The first few offers we received were for about 110x monthly rent, and they have recently become more competitive. We need an independent assessment and valuation of the various offers to make sense of the offers because there are some significant differences between the types of offers. What is your fee for this type of service? We spoke to a few other wireless consultants but did not feel comfortable with the feedback we got, it seemed like they were not concerned with listening to what we needed to get out of the transaction and seemed more concerned with trying to broker the leases to their buddies. Cell site lease buyout offers can be tricky and you want to make sure you are not leaving money on the table in such a deal. Having the right consultant review the deals and provide the right advice is important.
